Do You Need To Hire A Building Contractor?

Any time a home owner is ready to make big improvements to their house, such as building an extension, it is normally necessary for them to find a reliable builder. This can be a daunting task. But, you should not overly worry because there some essential tips that can help you choose wisely. By applying common sense and taking the time to research builders, and by writing clear instructions, you can save yourself a lot of frustration and disappointment. Research – When conducting your research, you need to look closely at each builders reputation. Check them out because let’s face it, quality is most important. Look at some of the work done and decide for yourself if it was done to a professional standard. A builder that is not trustworthy will probably dress poorly, show up to the site in a broken down vehicle, typically without the name of the business on the side, and will overall seem anything but professional to you. This might seem like a stereotype; however, these factors are indicative a fly-by-night operation that you do not want to have work on your house. You should also be aware of a builder that cannot tell you when he will get to your job or does not provide a written contract or receipt. If they provide an estimate that is below other estimates without carefully inspecting the job, you might be skeptical about his commitment to your job.

Work With An Established Local Company – The best way to stave off a bad builder experience is to go with a building company that has been in your neighborhood for a long time. This is because they have to protect their image in the neighborhood, or else news of their poor service or workmanship will get around to other potential customers. The best situation is a builder that is an LLC instead of a sole proprietorship; however, this is not completely necessary if you feel the other positives outweigh this negative. You will want to make sure the builder has an actual physical address, a valid phone number, and if you are being charged a VAT, you need to verify his VAT registration number. Do not put much faith in a cell phone number or an email address if those are the only means of contacting the builder because these can be changed very easily.
